From drawing to handover

How we build your home

A clear sequence, one team, from the first conversation to the day you move in.

  1. A homeowner and builder in conversation at a kitchen table, house plans spread between them

    First conversation

We talk through your site, your plans and your budget, with your architect if you have one.

  2. Hands marking up architectural drawings with a pencil on site, a partly built stone wall visible behind

    Design and planning

We develop the drawings and manage planning permission alongside your architect.

  3. A bricklayer laying coursed Cotswold stone on a new-build wall under scaffolding

    On-site build

Our own team carries the build from foundations to finishing, keeping you informed throughout.

  4. A homeowner receiving the keys to a finished new-build home on the doorstep

    Handover

You move into a home backed by a 10-year structural warranty.

Your new-build questions

What homeowners and architects ask before building in the Cotswolds.

Do you build across the whole Cotswolds?

Yes. We build new homes right across the Cotswolds, working from our base in Cirencester.

Do I need my own architect?

No. We work alongside your architect if you have one, or bring in a trusted designer and carry the project from first drawing to handover ourselves.

Who manages planning permission?

We manage the planning application alongside your architect, drawing on our experience of Cotswolds planning authorities and conservation requirements.

What warranty comes with a new-build home?

Every new-build home we complete carries a 10-year structural warranty.

Are you a member of any trade body?

Yes, we are members of the Federation of Master Builders.

Can you build in traditional Cotswold stone?

Yes. We build in traditional materials, including Cotswold stone, married with modern construction and modern living inside.

How long does a new-build home take?

Timescales depend on the size and design of your home. We'll give you a programme once we've seen your drawings and site.
